Stucco Replacement

Traditional Stucco

Traditional stucco is so common on historic structures it often goes unnoticed, is used to imitate another material, or, worse still, is removed to reveal brick or stone not historically intended to be exposed. It is particularly vulnerable to water damage and requires periodical maintenance.

In most cases, traditional stucco repair should be done only by a professional skilled in the art of plastering. Palmer Construction Co. has two decades of experience in stucco replacement, installation, and repair, much of it working on historic structures in downtown Charleston. Synthetic Stucco

Synthetic stucco, or EIFS (Exterior Insulation and Finish System) became popular in North America in the 1980’s, in large part because of its comparatively labor friendly application process and less expensive costs. When properly installed, EIFS provides better thermal insulation values, and has lower final rigidity than cement, allowing for more structural movement without surface cracking.

If improperly installed, monitored, or maintained, moisture from small leaks can become trapped behind synthetic stucco’s impermeable surface and cause serious structural problems to home. The Carolina’s have the largest concentration of system failures in the country, largely due to the demands of a residential development boom being met by inexperienced and unqualified labor.

Owners of EIFS should periodically check for these signs of trouble:

• Mold or mildew on the exterior of the home
• Swollen wood around door and window frames
• Blistered or peeling paint
• Cracked EIFS or cracked sealant
